Entitlements and permitted use

The parcel is zoned PA-20, Planned Agricultural, with a general plan designation of Agricultural Lands. Because it lies in unincorporated El Dorado County rather than inside the City of Placerville, the county is the permitting authority for every use on it, including the commercial ones. A search of publicly available El Dorado County records did not locate a use permit, Ranch Marketing registration or other entitlement authorizing commercial events, commercial lodging or the equestrian boarding operation on this parcel. That may reflect the limits of what the county publishes online rather than the absence of an entitlement. A buyer should confirm the entitlement status of every commercial activity, including weddings, concerts, corporate gatherings and equestrian events, directly with El Dorado County Planning and Building before removing contingencies, and should not assume that past or current activity establishes a permitted use.

Wildfire hazard

The parcel is in a State Responsibility Area and is mapped by CAL FIRE as a High Fire Hazard Severity Zone under the maps adopted in 2024. This affects insurance availability and cost, and California defensible space and home hardening requirements apply. A buyer should obtain insurance quotes early in the transaction.
