Cold Springs

Cold Springs Road runs north out of Placerville through the ground where the California Gold Rush actually started. Sutter’s Mill at Coloma, where James Marshall found gold in the tailrace in January 1848, is three and a half miles from this gate. The camps that followed spread across these hills within a year. One of them, Cold Springs, gave the road its name and then largely disappeared.

What replaced the camps was slower and more durable. The decomposed granite and volcanic soils that made the placer diggings frustrating turned out to suit orchards and wine grapes, and El Dorado County has grown both ever since. The county has designated this stretch of Cold Springs Road a scenic corridor.


The name

Saureel is a made name. It joins Sauer, the family name of the owner who assembled the vineyard operation, with Creel, his mother’s maiden name. The pastures were replanted to wine grapes beginning in 2015.


What is actually here

The arena is the tell. Twenty-one thousand six hundred square feet under roof, at sixteen hundred feet of elevation, an hour east of Sacramento. Nobody builds that for two horses. It was built to run a business, and so was most of what surrounds it: the lake, the event lawn, the four separate front doors.

Most foothill properties at this price are one thing done well. This is four things sharing a deed. The listing describes weddings, wine grapes, a short-term rental and horse boarding running at once. None of those figures have been independently verified, but the county assesses the vineyard plantings alone at $221,112, before anyone counts a wedding or a boarding stall.


Who this suits

This property rewards a buyer who wants the businesses, or a buyer who wants the land and is content to lease, wind down or ignore them. It is less suited to someone looking for a turnkey second home. Four dwellings, a vineyard, a lake and a boarding facility require management, whether direct or hired.

The most natural fit is an owner-operator who intends to live in the estate residence and keep some part of the operation running, and who understands foothill property: wells, septic, agricultural water, fire hardening and county permitting.
